KATZ, J. Two of the defendants in this foreclosure action, Willard L. Hargrove and Alaina Hargrove (defendants), appeal from the judgment of foreclosure by sale rendered by the trial court in favor of the plaintiff, Mortgage Electronic Registration Systems, Inc.1 The defendants contend that the trial court improperly concluded that the plaintiff's foreclosure rights were not extinguished or invalidated by a previous foreclosure action, by operation of General Statutes
