James Ricketts appeals the denial of his motion to correct errors and his motion for final judgment.  Ricketts, pro se, raises a number of issues, which we consolidate and restate as whether the trial court abused its discretion in denying Ricketts.s motion to correct errors.  We affirm.  
The relevant facts follow.  On April 25, 2007, Ricketts executed a promissory note in favor of First Horizon Home Loan Corporation in the original amount of $59,000 and a mortgage granting First Horizon a security interest in his real property and residence in Indianapolis.  Section 5 of the mortgage provided that Ricketts shall keep the improvements on the property
